An appraisal supports lender risk control. It does not replace a property inspection.
A different purpose
An appraised value can differ from a negotiated market price. Comparable selection, timing and condition adjustments matter. Read the report’s property facts and methodology rather than treating the conclusion as a condition warranty.
At or above contract price
Confirm whether any appraisal conditions remain. A value at or above the price does not remove other lender requirements, title concerns or inspection risks.
Below contract price
Ask the lender how the valuation affects loan proceeds and cash needed. Review appraisal contingency exposure, available reserves and contract terms before choosing a response.
Respond with evidence
Where supported, ask the lender about reconsideration of value using factual corrections or relevant comparable evidence. A reconsideration is a review request, not a promise that the value will change.
Compare the available options
Depending on the agreement, responses may include renegotiation, an affordable buyer cash contribution or applicable contract remedies. Financing program rules and deadlines matter; no option is a universal right.
