Before the offer

Compare alternatives and identify what you can credibly decline. Separate purchase price from credits, timing, personal property and financing terms. Decide which risks you are willing to carry.

At acceptance

Read the final agreement as a complete set of obligations. A concession on price may be offset by a deadline, occupancy arrangement or lost protection. Confirm changes in writing through the appropriate process.

After inspection

Focus on material condition, repair scope and economics. Distinguish necessary repairs from upgrade preferences. A credit may provide control over work but can face lender limits and leave execution with the buyer.

At appraisal

A supported valuation concern can change the financing picture. Review the report, cash requirements and contract options before reopening price. Evidence matters more than repeating the desired number.

During financing

Changing terms, missing conditions or timing pressure can alter the parties’ options. Coordinate lender information and any extension through the actual agreement. Do not assume the seller must accommodate a delay.

Before closing

Resolve walkthrough condition, agreed repairs, possession and included personal property promptly. Consider the cost and risk of a proposed solution along with any dollar concession. Negotiation is not simply asking for money off.
