Property: condition & systems

Review age and visible deferred maintenance across the roof, HVAC, plumbing, electrical, windows, drainage and structure. Use qualified inspections and specialist estimates to investigate concerns that photographs and a showing cannot resolve.

Financial: the full commitment

Add purchase price, taxes, HOA / condo fees, insurance, maintenance, reserves and likely improvement costs. Distinguish immediate cash needs from recurring expenses. Use property-specific quotes and records rather than a generic ownership allowance.

Market: evidence & alternatives

Compare recent comparable sales, competing inventory, days on market and pricing history. Review concessions where known and the supply/demand context for the relevant property type and period. Explain meaningful differences; a stale listing alone does not establish motivation.

Resale: the future buyer pool

Evaluate layout, location within the community, parking, lot, floor level and noise. Consider functional obsolescence and whether a feature limits future demand. Allow for a slower exit rather than assuming the next buyer shares your preferences.

Investment: income & exit

Where rental use is permitted, verify rent potential and operating costs before examining cash flow, cap rate and cash-on-cash return. Separate current income from appreciation assumptions. Consider management, future capital work, financing and exit costs.

Downside: the unresolved questions

Record missing evidence, who can obtain it and the cost of being wrong. Define a walk-away point before attachment to the property makes a difficult answer harder to accept.
