Access & condition
Coordinate access and identify any agreed work still outstanding. Keep the property available for required observations; appearance alone cannot substitute for comparable evidence.
Improvement documentation
Organize renovation dates, scope, receipts and permit information where available. Distinguish verified improvements from estimates and do not assume every dollar spent adds the same amount of value.
Factual context
Through the agent and appropriate channels, provide accurate property facts and relevant comparable context. Ask the lender about its process for addressing supported factual errors; never pressure for a predetermined result.
If value is below contract
Contract terms control the parties’ options. Financing requirements and buyer cash capacity can affect whether a revised arrangement is workable. Negotiation may reopen depending on the agreement; no remedy is universal.
