Price should reflect the competition buyers see and the demand the evidence supports.

Overpricing

An unsupported price can weaken initial attention, lengthen market time and lead to repeated reductions. Buyers may question why the property remains available. A later agreement can still face appraisal complications if comparable evidence does not support it.

Underpricing

A lower asking price may attract attention and competition, but it does not guarantee multiple offers. If demand is weak, the hoped-for bidding may never arrive. Consider whether you would accept a supported offer near the launch price.

Market-aligned pricing

Compare relevant alternatives and buyer demand, then position the property within that context. Condition, terms, timing and presentation should support the same message.

Review new evidence

Agree on how showing activity, substantive feedback, new competition and offers will inform a review. Separate a pattern from one comment. Change the plan when the evidence warrants it rather than following an arbitrary reduction schedule.
